Located at 20 Lung Wah Street, it consists of seven buildings. The overall shape is that of a snaking dragon, hence its name, Kwun Lung Lau, which means ¡°Dragon Building¡± in Chinese. The 40-year-old estate had originally been earmarked for demolition and reconstruction to allow for the construction of a more modern high rise building, however, due to the slump of property market as experienced in Hong Kong since the late ¡®90s, the government subsequently decided to slow-down supply of government housing in order to reduce any negative impact upon the private housing market. As a result, the Hong Kong Housing Society recognized a need to carry-out rehabilitation works at Kwun Lung Lau housing estate in order to maintain the integrity and safety of buildings. Ronacrete was charged with the implementation of concrete repairs and rendering to Kwun Lung Lau in Kennedy Town as contracted by the Hong Kong Housing Society Survey firm, Debenham Tie Leung, was appointed as project consultants to provide contract management services with regards to the extensive repair works. Due to the complexity of the project, their role was also to ensure that necessary works would be carried-out with meticulous planning and management in respect to the safety, noise and disturbance of thousands of old people currently living in the 2,000 housing units that make up Kwun Kung Lau housing estate. As a result, stringent requirements were implemented in relation to all materials used at the site, namely, that materials should be pre-bagged or pre-mixed to minimize dust pollution, should be compatible with existing poor quality concrete, should be light-weight to reduce the loading of concrete, be high-build to reduce number of layers, be waterproof to protect the concrete, that high levels of stock should be maintained to fulfill high demand in a short notice time due to limited site storage space, and that after-sales support, such as training, mock-up, site surveillance visits, problem solving and site progress meetings should be conducted throughout the project. Over 2000 square metres of concrete repairs were undertaken at Kwun Lung Lau housing estate using the Unicell 25 Concrete Repair System, which includes Unicell Primer for protection of steel reinforcement and enhancing bonding between repair mortar and concrete substrate, and Unicell 25 lightweight high-build concrete repair mortar for reinstating spalled concrete. Over 15,000 square metres of the external render with Unicell WF high-build waterproof mortar was also applied to provide a waterproof surface to receive decorative coating. |
