Heaven On Earth

True exclusivity in the property market is hard to find. With the launch in December 2007 of Malaiwana・s super high-end luxury villas, for a finite group of lucky investors a private slice of an exclusive lifestyle just became one step closer.

Malaiwana is a mixed development of nineteen magnificent Estate Villas and an uber-trendy, highly stylish beach club which will commence construction later this year. A second phase of luxury pool residences is scheduled for 2009 but it is the launch of the Estate Villas which has the property market in Phuket abuzz.

Situated amidst stunning tropical forest-covered hills above the truly pristine Naithon Beach on Phuket・s unspoiled north-west coast, Malaiwana is proof positive that location is everything. :Naithon Beach is a classic fine white sand beach with turquoise water, a peaceful, lovely place, a true oasis,; states Managing Director Stephen Paine.

As the coastal areas to the south have been developing at an amazing rate over the last few years the more secluded west coast further to the north has been left completely untouched from the island・s development frenzy. Naithon Beach quietly entered the market a few years ago with the opening of another luxury development Trisara. Thearea is bordered by Nai Yang beach which is protected national park. Yet thoughsecluded, Naithon Beach is just a ten minute drive to Phuket International Airport and only 30 minutes away from the island・s racy hub, Patong Beach.

Given such a spectacular forested setting, with unrivalled views across the idyllic Andaman Sea and perfectly placed for the spectacle of daily sunsets, it is heart-warming to drive into the grounds of Malaiwana to be met with stunning landscaping that captures the essence of the development team・s desire to achieve the highest standards at every level. Even at this stage immediately prior to the construction of the first villas, the project site has been beautifully prepared with landscaping establishing the benchmark for what is to come.

The choice of architects, contractors and suppliers has been of
foremost consideration. Malaiwana is the first project in Thailand to utilise the Timbacrib Retaining Wall Solution from New Zealand・s Carter Holt Harvey. :Timbacrib is made of New Zealand plantationgrown Radiata Pine, a renewable resource. Timbacrib is in harmony with our natural landscape and nothing can equal the warmth and feel of natural wood,; stated Malaiwana General Manager Sitt Polcharoen. Adds Carter Holt・s Ted Villarama, :Malaiwana has a can-do attitude and is committed to innovation, they have a willingness to try something new and Malaiwana is the only company in Thailand with logistical and technical expertise required to install and maintain the system.;

Nuttaphong Visuthiphol, Managing Director of Nuttaphong Tractor Company responsible for civil and infrastructural works at the site, stated that it has been a pleasure to be part of the Malaiwana project because despite the challenges of working on such a steep and narrow site with everything being planned so far ahead, that it is also one of the most beautiful sites with some of the most spectacular views in Thailand that he has ever worked on. He went on to say that because the owners of Malaiwana have done everything possible to protect the existing nature as well as delivering an exceptional
product to their customers, that working on this project has been a real career highlight. Hearing a civil engineer speak in such impassioned terms about a developer reinforces the understanding that this really is no ordinary property development.

Whereas many developers expect their investors to clamber through a muddy construction site, making a mental leap of faith in deciding whether to make a purchase it is obvious that the developers of Malaiwana operate on a much higher plane. :I was General Manager of Phuket・s most famous development to date at Royal Phuket Marina, and the question was, would I be able to find another development of such outstanding vision to be a part of? And I knew straight away that I had found that at Malaiwana.; stated
Mr. Polcharoen enthusiastically. In a refreshing break from the norm Malaiwana completed the site infrastructure prior to the development hitting the market, now that roads and landscaping are complete access to the site is easy and enjoyable and offers potential investors a very real glimpse into the lifestyle that these few lucky buyers can expect to enjoy when occupying these wonderful new villas.

Targeting the most discerning investor from the international jet-setter, to the worldly retiree, to the privacy demanding entrepreneur the surprisingly modest starting price of 100m baht has already proven popular with the target market and with only word of mouth out on this new address of exclusive desirability six of these villas have already been sold at the time of printing this article. With an elevation above sea level from 51 to 79 meters Malaiwana Estate Villas are set on land plots ranging from 1400 m2 to 3200 m2 and the villas are large with approximately 1000 m2 of construction area. As well as being spacious, private and set amidst breathtaking natural vegetation the villas are crafted to combine the rich essence of Thai cultural heritage with the luxuries and convenience of modern tropical living, added Polcharoen.

The architecture at Malaiwana will undoubtedly be a key ingredient to the success of the project. Managing Director of Roof Company Limited Mr. Weerachai Pranweerapaiboon was very animated in his description of the role his company must play. :Every architect aims to work on the top products in their field. It・s the same in any business;
you are only as good as your best clients. We have considered many projects in Phuket. In the Phuket luxury property market, where apparently everyone is selling a unique product, Malaiwana is actually and really right up there at the top. The team at Malaiwana had a very clear vision of their product and market position long before we even put pen to paper. It・s very exciting and rare to hear a client tell you we .must be number one・ and .we don・t need to cut any corners・. So the Malaiwana Estate Villas will be great in every way. The location and site speak for themselves.;

Villas are separated into distinct areas for owners, guests and social areas. The magnificent social area is arranged under two Thai style pavilions where living, dining, sundeck and sala connect to form one exclusive and very chic entertainment area. Separated only by water and bounded by a double edge infinity pool the entire area look contentedly over the Andaman Sea. To complete the scene, private estate management and concierge services will rank with any 5 star hotels in Phuket.

For Hong Kong people as well as our regional neighbours, Phuket is the sparkling jewel for work-weary tourists as well as the increasingly demanding investor. Phuket has a growing expatriate population of full time and part time residents and a growing
community infrastructure to match. :Statistically Thailand tourists consist of 60% repeat visitors. So you can see why it・s such a popular place to buy a seaside property. Phuket is many people・s second home and the luxury property market is deservedly strong. After all, where else in Asia can you find such a safe, friendly, and easy going tropical destination,; states MD Stephen.

The final word goes to Managing Director Pairat Panarodvong of Malaiwana・s main contractor World Construction and Engineering Co., Ltd. who delightfully captures the essence and expresses a commonly held view of this project. :They say the most beautiful woman, is also the most challenging. This is the nature of the Malaiwana site. Its beauty is extreme, but we use all our resources to manage construction on the steep slopes. If not for the uncompromising attitude of the client, our lives would be more difficult. Instead, it・s a joy to work in such a nice place every day, with clients who love their project. Most days, we don・t even go off site for lunch, we just sit and stare at the view and listen to the birds!;
