• Nos. 61, 63, 65, 67, 69, 71 and 73 Granville Road, TST for sale by public auction by Order of the Lands Tribunal

    (8 July 2020, Hong Kong) JLL has been appointed as auctioneer for the public auction of the buildings at 61, 63, 64, 67, 69, 71 and 73 Granville Road, Kowloon, Hong Kong pursuant to an Order for Sale made by the Lands Tribunal under the Land (Compulsory Sale for Redevelopment) Ordinance.

    The property occupies a total site area of 10,840 sq ft, or 1,007.15 sq m, or thereabout. The reserve price of the property is HKD 1,926,200,000.

    The property encompasses seven five-storey residential/commercial buildings, with number 61 (Kowloon Inland Lot No. 9805) sharing two common staircases with 59 Granville Road. The latter is not included in the public auction. Nos 65 and 67 (Kowloon Inland Lot No 9600-9612) Granville Road encompass a five-storey block served by two common staircases, as do nos 69 and 71 (Kowloon Inland Lot No. 8807 – 9586). No. 63 Granville Road (Kowloon Inland Lot No. 10101) comprises a five-storey commercial/residential composite, and no. 73 Granville Road (Kowloon Inland Lot No. 9549) also comprises a five-storey commercial/residential block, and shares a common staircase with no. 75 Granville Road. The latter is not included in the public auction.

    Based on the《Tsim Sha Tsui S/K1/28 Outline Zoning Plan》, the site is zoned as “Commercial (6)” with the property being sold partly with vacant possession and partly subject to existing lettings and tenancies (if any) and on an “as is” basis.

    The purchaser of the property and the purchaser’s successors in title will be subject to the conditions specified in Schedule 3 of Land (Compulsory Sale for Redevelopment) Ordinance and the conditions specified in the Order for Sale and any subsequent directions made by the Lands Tribunal (if any). The public auction will be held at 3:00pm on Thursday, 30 July 2020 at the JLL office, 7/F One Taikoo Place, 979 King’s Road, Quarry Bay, Hong Kong.
