• Hong Kong property market review and forecast for 2H 2025

    10 June 2025

Following the recent temporary easing of the tariff war and a decline in interest rates, we have observed a resurgence in mortgage payments that are now lower than rental costs, alongside positive performance in the stock market. However, it remains uncertain whether these conditions will effectively stimulate market sentiment and increase residential transaction volume. Which types of residential properties are currently most sought after? Since 2021, home prices have been on a consistent downward trend, resulting in a growing number of negative equity cases. When can we expect the situation to improve?

The office market in Hong Kong is facing dual challenges of oversupply and weakened leasing demand, which are key factors contributing to the subdued interest in office leasing. What can we expect for the upcoming trend in Grade-A office rents and vacancy rates this year? With the improving investment sentiment in Hong Kong’s commercial real estate sector and the expectation of lower interest rates easing financing costs, which types of property assets are expected to perform well in the current environment?

How have shifting consumption patterns among locals and visitors influenced Hong Kong’s retail property market? Furthermore, to what extent might the recent significant major events contribute to overall economic growth, and what specific impacts can be anticipated?

At the upcoming press conference, Martin Wong, Senior Director and Head of Research & Consultancy, Greater China, and William Lau, Senior Director, Head of Residential Agency will review and forecast the performance of the luxury residential and overall residential markets in Hong Kong. Wendy Lau, Executive Director, Head of Hong Kong Office Strategy & Solutions, and Steve Ng, Executive Director, Head of Kowloon Office Strategy & Solutions, will analyse office market trends and future opportunities in Hong Kong Island and Kowloon. Russell Lam, Executive Director of Capital Markets, will talk about the outlook of capital markets.
