Engineering Meets Elegance on the Florida CoastThe Delmore, a luxury residential development in Surfside, Florida, has officially received its foundation permit, marking a major milestone in its construction timeline. This approval allows piling work to begin following the completion of deep-soil mixing (DSM) this autumn—a technique that replaces traditional pile driving to minimize vibration, protect the water table, and ensure long-term structural integrity. Keller North America, the world’s largest geotechnical contractor, has already completed over 30% of the DSM work, forming a watertight perimeter tailored to the site’s coastal conditions.
Designed by Zaha Hadid Architects (ZHA), The Delmore is a response to the unique environmental and climatic conditions of its beachfront location. The design process incorporated extensive data modeling, analyzing solar radiation, humidity, wind patterns, and sea conditions to optimize comfort, views, and building performance. The result is a sculptural form that reflects Miami’s architectural heritage while embracing the future of sustainable coastal living.
The building’s layout features two wings separated by a central canyon, allowing natural light to flood deep into each residence. Expansive terraces extend living spaces outdoors, offering panoramic views of the Atlantic Ocean and Biscayne Bay. The expressive facade draws inspiration from Miami Modern (MiMo) architecture, with geometric shading, flowing interiors, and covered galleries that respond to the subtropical climate.
Balcony design plays a key role in The Delmore’s visual identity. Curvilinear forms ripple across the exterior, with no two balconies stacked directly above one another. This avoids repetition and evokes the fluidity of waves and sand dunes. Sculpted fins on the inner facades enhance privacy and direct views toward the ocean or skyline, while the color palette reflects the natural tones of the surrounding beach.
Inside, ZHA’s signature design language continues with bespoke interiors crafted from rich materials such as marquetry, metalwork, and carved stone. Each floor typically houses two units, with the top levels reserved for full-floor residences. Guest suites on the second floor accommodate visiting friends and family, and generous spacing from neighboring buildings ensures unobstructed views for all residents.
Amenities are designed to elevate wellness and leisure. A rooftop sundeck offers sweeping vistas of both sunrise and sunset, while a glass-enclosed swimming pool spans the North and South wings. Additional features include a fitness center, spa, yoga studios, and a 25-yard indoor lap pool, all nestled within tropical gardens and shaded courtyards.
The Delmore is DAMAC International’s first U.S. project, adding to the Dubai-based developer’s global portfolio of luxury developments in London, Toronto, and the Maldives. With its combination of architectural innovation, environmental sensitivity, and artisanal craftsmanship, The Delmore is poised to become a defining landmark on Florida’s coastline.
