Transforming the Historic Kingway Brewery Site into a Sustainable Mixed-Use Landmark Bridging Heritage, Innovation, and Community

The Kingway Brewery redevelopment in central Shenzhen represents a bold vision to transform a historic 89,458 sqm site into a world-class mixed-use destination. This landmark project combines Grade-A offices, premium retail, an exhibition center, and a Beer Museum, creating a vibrant urban hub that honors cultural heritage while embracing modernity and sustainability.
A defining principle of the design is the seamless integration of the surrounding context and the brewery’s legacy. The development draws inspiration from the adjacent Wei Ling Mountain and the original brewery tanks, weaving these cultural and natural elements into a contemporary urban fabric. Public plazas—both at grade and elevated—extend greenery deep into the site, allowing local ecosystems from the hillside to flow naturally into the development.
Native flora and fauna are strategically incorporated to maintain ecological continuity, while human-scaled spaces offer shaded seating, art installations, and sculpture.
These plazas encourage natural ventilation through cool breeze corridors, creating refreshing, quiet areas that provide respite from the city’s intensity.
The site is divided into two plots by Taibai Road. The North Plot accommodates the cultural heritage zone, an office tower, and retail components, while the South Plot features the landmark tower. Office towers are positioned at the corners of each plot to maximize retail planning flexibility and address site constraints, while establishing clear, prominent addresses along major roads.
The centerpiece of the South Plot is a 303-meter, 57-story landmark tower—a striking symbol of GDH and GDL’s corporate identity. Designed with large, efficient, clear-span floorplates, the tower caters to global business needs while projecting an image of strength and innovation.
Its façade, inspired by the brilliance of diamonds, creates a shimmering pattern reminiscent of a starry night, illuminating Shenzhen’s skyline and reinforcing GDH City’s position as a global brand. This architectural statement reflects the company’s success in the diamond and jewelry trade, serving as a monument to its enduring legacy.
The retail design takes cues from the natural contours of Wei Ling Mountain, expressed through a “stepping concept” of terraced setbacks and flowing curves. These terraces create dynamic outdoor spaces where visitors can move freely between plazas and the main shopping arcade.
At the heart of the retail center, a central atrium floods the interior with natural light and promotes ventilation, linking all levels to a landscaped rooftop garden. This rooftop oasis features elegant gardens, shade trees, and restaurants offering serene dining experiences—whether for breakfast, lunch, or dinner—within a calm, nature-inspired setting.
By integrating nature into the urban environment, the development fosters a sense of community and well-being. It is not merely a commercial hub but a cultural and social destination that remains deeply connected to its place, serving as the heart of the community and a model for sustainable, human-centric design.
