• Urban Oasis in Causeway Bay Tops Out

    19 November 2025

[17 November] The new Lee Garden Eight development will be seamlessly integrated into the vibrant urban fabric of Causeway Bay, bringing to the district the much‑needed green public space it has long lacked.

Designed by Foster + Partners, the project comprises three office towers that connect naturally with lush landscaped grounds at street level, complemented by retail and community facilities at the base. Inside, the office spaces are enhanced by high‑performance façades, natural ventilation, and direct connections to the outdoors on every floor, creating a healthier, more comfortable, and high‑quality workplace experience.

Luke Fox, Head of Studio at Foster + Partners, said: “This project is a wonderful opportunity to create a tranquil oasis within bustling Causeway Bay, while offering a new kind of urban experience. It not only provides advanced, nature‑connected workplaces, but also features a green spine that rises from the ground through the tower façades, forming cascading greenery and spectacular views. We are shaping a new landmark for Causeway Bay and setting a benchmark for office design centred on health and wellbeing.”

The three towers are arranged in a setback layout, framing a magnificent 80‑year‑old banyan tree as a natural landmark at the entrance. Standard floors in Towers One and Two feature green balconies directly linked to spacious lobbies, allowing easy access to outdoor areas. Rooftop gardens offer sweeping city views, while greenery extends from the ground all the way to the tower tops. Flexible multi‑tenant office spaces adopt long‑span, column‑free structures to maximise openness, support diverse layouts, and encourage collaboration.

Responding to Hong Kong’s humid subtropical climate, the façades have been carefully designed to optimise comfort. Shading systems on the west and south elevations reduce solar heat gain, while each curtain wall module incorporates high‑level windows that enable natural ventilation during the milder autumn and winter months, further improving indoor air quality.

At the base of the towers, a full suite of community facilities is provided, including a day centre for the elderly, a district health centre, childcare facilities, and an arts and performance centre operated by the EXCEL department of the Hong Kong Academy for Performing Arts. The arts centre will host year‑round community programmes, fostering social exchange and cultural interaction, and underscoring the project’s openness and inclusivity.

Lawrence Wong, Partner at Foster + Partners, said: “We are delighted to witness the successful topping‑out of Lee Garden Eight. Since design work began at the end of 2021, society has expressed new demands for healthier and more flexible workplaces. This project not only sets a new benchmark for office design in Hong Kong, but also meaningfully enhances the wellbeing and happiness of its users.”

The project is jointly developed by Hysan Development Company Limited and Chinachem Group.
