• Aldar unveils Yas Point on Yas Island

    22 October 2026

Aldar has unveiled Yas Point, a new AED 6 billion mixed-use waterfront destination set to transform the northern shore of Yas Island into a vibrant residential, leisure, and hospitality hub. Designed as an integrated community, the development will combine waterfront living, public spaces, nature, retail, dining, education, and luxury hospitality within a single masterplan.

Spanning approximately 600,000 sqm, Yas Point will feature around 1,600 residences and is expected to be home to approximately 5,000 residents upon completion. The destination has been designed to encourage movement, connectivity, and exploration through a network of waterfront pathways, promenades, cycling routes, parks, and landscaped public spaces.

A defining feature of the development is the introduction of the first beach on the northern side of Yas Island, which will serve as the community’s social heart. The beach will be complemented by a 700-metre promenade lined with dining, retail, and leisure offerings, alongside watersports activities including kayaking and windsurfing. The waterfront experience is designed to cater to both active lifestyles and relaxation, creating a year-round destination for residents and visitors alike.

At the centre of the masterplan is a park-to-sea connection linking the waterfront with three signature public parks, anchored by the 60,000 sqm Lea Park. Landscaped pathways, neighbourhood gardens, wellness-focused outdoor spaces, and shaded gathering areas will create a seamless connection between nature and the shoreline.

Located near Yas Island’s renowned attractions, Yas Point will benefit from close proximity to SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Mall, Yas Marina Circuit, as well as the upcoming Disney Abu Dhabi and Sphere Abu Dhabi developments. The project is designed to enhance the island’s position as a leading global destination for tourism, entertainment, and lifestyle experiences.

The development will also include a leading international school capable of accommodating approximately 3,600 students, further reinforcing Yas Point’s appeal as a long-term destination for families. Future phases are expected to introduce additional residential, hospitality, and lifestyle offerings, continuing the evolution of the waterfront district.
